Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any and then take a percentage of the sale price if they find a buyer. Often times, the agent’s commission on land is 6-10% of the sale price of your parcel (so if it’s a $100,000 piece of land, you’ll pay between $6,000 – $10,000 in commissions to an agent). Agents provide a great service for those that can wait 6-12 months to sell and who don’t mind giving up some of that sale price to pay for the commissions. However, that’s where we’re different: Our company actually buys your land.
It all depends on where the land is located, what it is zoned for, and the size of the land.. If it is located in a city, we would begin making way for the foundation of a new site built home or manufactured home. We would be pulling permits and getting it ready for home builders. If it is a larger track of land in a more rural area, we will be establishing potential build sites, establishing roads, hooking up utilities, or setting up wells.

Yes, however many of the properties we purchase are below market value. However, in our experience, many sellers aren’t necessarily expecting a large “windfall” on the property but rather appreciate that we can offer cash, we close very quickly (no waiting for financing), and no time, effort or expense is required on your part. Our contracts are written in simple, easy-to-understand terms, and we don’t believe in “gotcha” small print. However, if you would feel more comfortable hiring an attorney, please do so! We would love to speak with them if necessary.
Each situation is different, but generally inherited property can be sold just as easily. Certain factors, however, may make it easier. If there have been probate or other testamentary proceedings in court, we might be able to close faster than if we have to probate your relatives’ estate. If you don’t know whether there has been probate (or an affidavit of heirship, etc.), ask your attorney to help you.
